The state of Arizona a widely sought place to live and tourist attraction due to it's beautiful scenery but that beauty often comes with a higher risk for some properties. The state has a variety of homes ranging from cabins, to regular homes and to many homeowner's are seeking luxury neighborhoods. FAIR plans are not offered in Arizona likely due to the lack of catastrophic natural disasters. Arizona also provides some of the safest cities to live in. In most cases, this gives homeowner's a piece of mind leaving the worries of being deemed as a high risk behind.
In its natural beauty, Arizona can also be home to wild brush fires that can put homeowners at higher risk in some areas. These natural events can be contributing factors in claims and annual premium increases among all homeowner's in the state. Homeowners in these areas can try to mitigate this by creating a "safety zone" that keeps vegetation at least 30 feet away from the home.
Although Arizona has 42% of the state covered in the Sonoran Desert the other 58% has a vast variety of climates most people are suprised by. Arizona also plays host to winterstorms that can put homeowners at a risk of claims, especially at higher altitudes. The top northern third of the state is a tableland, at higher altitudes, and has a reasonably cooler climate. Temperatures reaching as low as -18 celcius stem from cold fronts from up North. Homeowners yearly face the potential risk of water damage to their home from drastic winterstorms or freezing pipes that are some of the most common causes of insurance claims.
Homeowners in Arizona are more likely to be able to avoid many types of the high risk issues that many states face but some areas are risky due to the natural geography of the state. Over time the insurance market will continue to respond to the events that cause insurance claims and mitigating the potential for loss will continue to become more important.
